Swing Gate Motor Replacement: LiftMaster LA400
The problem was obvious the moment we arrived in the Caloosa neighborhood. The gate opened about eleven inches, then stalled. The arm bracket had sheared at the pivot, and the limit switches were still dialed to the old travel path. We pulled the motor, replaced the bracket with the OEM part, remounted the arm, and reset both limits. We also photographed the new switch positions next to the factory specs so the record stayed clear. The gate now sweeps full open and closed without a grind. Total time on site: just under three hours.
Slide Gate Track Repair: Rusted Roller Assembly
This one was in the Lakeside neighborhood, a sliding driveway gate that sounded like a shovel dragging across concrete. The top rollers had rusted through, and the gate weight was sitting on the track instead of the wheels. We removed the old roller assembly, installed sealed-bearing replacements rated for coastal humidity, cleaned the track of scale, and reset chain tension to spec. We left the homeowner with a photo log showing the old rollers beside the new ones and the part numbers on both. The gate rolls with one hand now.
Cantilever Gate Welding Repair: Stress Fracture at Main Post
Steel gates in Boca Raton take a beating from salt air and afternoon storms. This one had developed a stress fracture at the weld where the main post met the gate frame. The gate leaned four inches out of level and the opener was fighting the bind every cycle. We ground out the old weld, re-welded the joint with a gusset plate for extra support, and re-leveled the gate on its rollers. The opener’s strain gauge readings dropped by more than half once the bind was gone. Welding repairs like this usually run between $300 and $700 depending on how far the crack has traveled and whether we need to add reinforcement plate.
Gate Access Control: Dead Keypad to New DoorKing System
We got called to a small HOA entry gate off Yamato Road where the keypad had gone dark. The wiring behind the keypad was corroded from moisture intrusion, and the board showed water staining. We replaced the keypad with a new DoorKing unit, pulled a fresh low-voltage run, and sealed the housing against humidity. We also enabled the entry log so the board could track access by code. Before we left, the property manager had a written record of the new device, the wiring change, and the test cycle results.
Custom Gate Installation: New Aluminum Driveway Gate
A wooden gate on a residential property near Spanish River Park had finally given out. The bottom rail was soft with rot, and the main post leaned toward the street at a visible angle. We don’t repair what’s already gone. We removed the old gate, set new steel posts in concrete, and installed an aluminum gate with a FAAC opener. The entire install was measured, ordered, and scheduled, and the price was written and agreed upon before any materials were ordered. The homeowner got a photo record of the post-set depth and the opener’s final calibration.
Gate Safety Edge Replacement: Photo-Eye Misalignment and Worn Edge Strip
This gate was reversing for no reason, about every fourth cycle. The photo-eye (the infrared beam that stops the gate if something crosses the path) was misaligned by roughly two inches. On top of that, the safety edge strip along the closing side was worn through in three spots. We re-aimed the photo-eyes, verified the beam at both ends of travel, and replaced the edge strip. We tested it with a wooden block the way the manufacturers specify, and photographed the test. The gate closes on command now, and it doesn’t false-reverse.
